Remember to check the firewall side of your home. This is an area of our home we don't see on a day to day basis. Inspecting your fascia boards, bricks, and hardy boards from time to time can prevent costly maintenance down the road. Please remember that our governing documents require wood and siding surfaces to be cleaned and painted to replace chipping, peeling, and faded paint.
If you are selling your home in Coconut Grove, please know you are legally obligated to let the purchaser know certain information about the property, including whether the purchaser is obligated to be a member of the homeowners' association in the community he is purchasing the property. See the attachment "House Bill 1058" under Documents.
Garbage cans must be kept in a clean, sanitary condition and removed within 12 hours of being emptied.
General weekly yard and landscape maintenance are required. Front and side yards, as well as driveway and carports, must be well-maintained at all times in accordance with the association requirements and be neat, clean, and free of weeds, debris, trash, dead plants, and anything deemed unsightly.
Owners are responsible for the immediate, sanitary removal of pet waste deposited upon any common property, roadway, sidewalk, or upon the lot or property of another.
CGCOA has a color palette that must be adhered to when painting the outside of your home, including the carport and trim
Please observe our one-way road and note the speed limit on our private road is 7 MPH. We've had too many close calls, and we want everyone, including our pets, to remain safe!
The more you get involved with your HOA, the more you will understand the circumstances surrounding the decisions that are made. Volunteering is a flexible option for getting involved and can easily be matched to your interests and level of availability.

HOA fees of $35.00 are due on the first of each month. Please mail your payments in a timely manner to avoid late fees. The mailing address is listed below.

Bank Bill Pay Services

Most banks and credit unions offer Bill Pay Services. Instead of having to remember to mail a payment each month, you can relax and let your bank take care of things. If you choose to use this service, here's the info you will need to set up your HOA payments:
